Please read these terms carefully before booking a plot or using any Siveedhi service.
Siveedhi Properties commits to completing all statutory approvals, infrastructure development, and related on-site work within the scheme period specified in your booking agreement. This includes development of roads, drainage, water supply, lighting, parks, and other amenities as promised in the project brochure.
In the unlikely event of unavoidable delays arising from factors outside our reasonable control — including government regulatory changes, natural events, or force majeure circumstances — Siveedhi will communicate the revised timeline to all registered plot owners without undue delay and ensure the development is completed to the same standard at the earliest opportunity.
The total plot consideration as stated in your booking agreement must be settled in full within 30 days from the date of plot booking, unless a separate instalment schedule has been mutually agreed upon in writing at the time of booking.
Siveedhi reserves the right to charge a minimum interest of 24% per annum on any payment that is delayed or paid after the due date mentioned in your agreement. This interest will be calculated from the original due date to the actual date of receipt of the payment.
Where a buyer has opted for an instalment-based payment plan, failure to make payment for 3 consecutive months will result in the buyer's account being placed on hold. Upon freezing of the account, the plot allotment linked to that account stands automatically cancelled without further notice.
A buyer whose account has been frozen due to payment default may apply for reactivation and fresh plot allotment, subject to the availability of a suitable plot at the time of the revival request. Reactivation will only be processed after the buyer settles all outstanding dues in full, along with accrued interest calculated at 24% per annum from the date of default to the date of full clearance.
Revival is not guaranteed and is entirely at the discretion of Siveedhi Properties. The company is not obligated to allot the same original plot or an equivalent plot — reallotment will be offered based on what is available at the time.
Registered plot owners may apply to transfer ownership of their plot to a third party or family member at any time after full payment has been received by Siveedhi. Transfer requests are subject to a transfer processing fee, which varies by plot size and project.
All transfers require supporting documentation including identity proof of both the transferor and the proposed transferee. The transfer will be formalised through a registered deed at the Sub-Registrar's office and is subject to applicable government stamp duty and registration charges.
A buyer who wishes to cancel their booking may do so by submitting a written cancellation request to Siveedhi Properties. The following refund structure applies:
Siveedhi Properties reserves the right to revise the price of any plot or scheme at any time prior to the formalisation of a buyer's booking agreement. Once a booking has been confirmed and the agreement signed, the agreed price remains fixed for that buyer.
Pricing revisions may occur due to changes in land acquisition costs, infrastructure development expenses, government levies, regulatory requirements, or market conditions. Siveedhi will make every effort to provide advance communication of any price change prior to new enrolments.
In the event that the layout plan for a project is required to be altered due to regulatory, technical, legal, or other unavoidable reasons, Siveedhi Properties reserves the right to re-allot a plot of equivalent specification and area to the buyer in a revised or alternate location within the same project or an adjacent layout.
In all such cases, Siveedhi will ensure the re-allotted plot is of equivalent or superior value. The buyer will be informed in advance and their acceptance will be sought. Should the buyer decline the re-allotment, a full refund of all amounts paid will be processed without any deduction.
Siveedhi Properties retains the right to accept or decline any booking application or membership registration at its sole discretion. In the event of rejection, any amounts paid by the applicant will be returned in full within 30 working days.
The company also reserves the right to cancel an existing plot allotment in cases of misrepresentation, document fraud, or breach of these terms by the buyer. Additionally, Siveedhi reserves the right to update, amend, or add to these Terms and Conditions as required — and will communicate any significant changes to registered buyers through official channels.
Siveedhi Properties shall not be held liable for any delays, disruptions, or non-performance of project obligations arising from circumstances beyond our reasonable control. These include, but are not limited to, natural disasters, acts of God, floods, earthquakes, epidemic or pandemic situations, government notifications or legislative changes, court orders, civil unrest, or any other event that could not have been foreseen or prevented with reasonable diligence.
In such situations, Siveedhi will make all reasonable efforts to resume normal project operations at the earliest and will keep registered buyers informed throughout.
To access and use certain features of the Siveedhi website or mobile platform — including account creation, plot enquiry, booking, or associate login — you will be required to provide your mobile number, email address, and where applicable, your associate ID. Access to platform features is conditional on providing this information accurately.
By registering on or using the Siveedhi platform, you provide your express consent to Siveedhi Properties Pvt. Ltd. to access and process the mobile number, email address, and associate ID you have submitted, strictly for the purposes of platform functionality, booking management, communication, and service delivery.
These Terms and Conditions are governed by the laws of India. Any disputes arising out of or in connection with these terms, your booking agreement, or any transaction with Siveedhi Properties shall be subject to the exclusive jurisdiction of the courts located in the state where the relevant project is situated.
In the event of a dispute, both parties agree to first attempt resolution through direct communication and good faith negotiation. Should that fail, disputes may be escalated through the applicable RERA grievance mechanism before approaching civil courts.
